Job Description

Position: Property Manager

Job Type: Full-time (40 hours per week)

Schedule: Variable, 6 days per week

C&H Real Estate LLC is a family-owned residential management company based in Clovis, CA that manages and operates multifamily properties in Fresno County. With integrity and a passion for providing great service, C&H oversees 170+ units across 12 properties. We support and learn from our team members – always working to create a positive living experience for residents.

About this role:
We are looking for a full-time, on-site Property Manager for one of our multi-family properties located in Fresno, CA. The Property Manager has responsibility, under the supervision of the
Company Manager, for all operations of an income producing property. Hours are typically worked between Monday and Saturday, 8am to 5pm, but the demands of the position are variable and intermittent. Compensation reflects the need to be "on call" even when normal work duties aren't being performed. This position offers excellent job security and opportunity for growth in both responsibility and compensation.

Compensation and Benefits:
Total annual compensation of $42K annually: approximately $23K in gross wages/stipends and $19K in housing (2 bdrm/2 bath apartment with market rent of $1,595 per month). That makes for monthly compensation of $1,913 in gross wages/stipends and $1,595 in housing. Cell phone and laptop provided. Benefits include 10 days paid vacation, 6 paid holidays, and 24 hours paid sick leave.

Primary Work Duties include the following, but other duties may be assigned:

ADMINISTRATIVE

  • Inspect property common areas, apartment units, and grounds on a regular basis.
  • Keep common areas clean and free of litter.
  • Inspect vacant units while being turned to ensure compliance with company standards.
  • Ensure effective move-in and move-out administration with particular attention to tenant screening and consistent apartment inspections.
  • Coordinate and assign work orders to maintenance staff by balancing the urgency of repairs with logistical considerations; follow up with residents to confirm completion.
  • Compose and post notices to residents.
  • Adhere to and enforce house rules, Fair Housing Policy, ADA, and Injury and Illness Prevention Policy.
  • Attend and participate in training seminars as requested.
  • Purchase supplies and equipment for use on property.

FINANCIAL

  • Ensure that all rent payments are collected from both current and previous residents in a timely manner; enforce late fees as necessary.
  • Deliver collected rents and other income/documentation to the company main office.
  • Ensure non-payment notices are distributed to all delinquent residents; complete follow- up activity in regards to non-payment of rent or eviction proceedings with direction from supervisor and/or eviction attorney.
  • Complete and submit financial reports, namely monthly rent rolls.

MARKETING/LEASING

  • Market property by promoting rentals online, on the phone, and in person; demonstrate apartments and community to prospective residents, sell apartment features/benefits, secure commitments and deposits from prospective residents.
  • Support the overall marketing efforts and offer input and suggestions in regards to promotions, advertisements, etc.
  • Maintain up-to-date knowledge of rental market and competitive properties.
  • Review, screen, and approve or reject resident applications.
  • Ensure the completion of residential lease administration. Confirm that all leases and addenda are completed fully and accurately.

LEADERSHIP

  • Analyze concerns with apartments that are slow to lease and provide solutions.
  • Report recommendations for property capital improvements and repairs.
  • Report recommendations to management regarding improvements to the overall operation of the property.
  • Manage daily operations, site staff, and vendors (landscapers, cleaning crews, etc.)

CUSTOMER SERVICE

  • Ensure that residents are provided with a clean, safe, well-maintained community.
  • Conduct follow-up activity as needed with new and current residents in order to establish and maintain positive resident relations.
  • Receive, manage, and de-escalate resident complaints.
  • Receive and respond to emergency calls and situations outside of normal business hours as required.
  • Represent C&H Real Estate and the community you manage in a professional manner. Maintain a positive businesslike attitude in person and on the telephone and neat, clean, dress and grooming appropriate for greeting the public.

Job Requirements and Qualifications:

  • At least 1 year of professional property management experience; experience with Section 8 housing program a plus.
  • Good computer skills; proficiency with Microsoft Office and Google Workspace apps.
  • Reliable transportation, valid driver’s license, and auto insurance.
  • Excellent customer service skills.
  • Strong written and verbal skills.
  • Good organization skills and an attention to detail.
  • Ability to relocate and live on site at Fresno, CA property
